Commercial Roofing FAQs

Navigating the complexities of commercial roofing can be challenging, so we’ve compiled this comprehensive FAQ section. With over 50 years of experience, our experts are here to provide clear and detailed answers to help you make informed decisions about your roofing needs.

We exclusively handle commercial and industrial flat roof projects. Our expertise lies in providing specialized solutions tailored to the unique needs of businesses and organizations, including manufacturing plants, office buildings, restaurants, retail stores, and more.

We install Duro-Last Roofing Systems, which is known for its custom fabrication and superior quality. With nearly 40 years of experience and almost 40 million square feet installed, we are a Platinum Contractor and one of the top 3 Duro-Last contractors in the U.S. This extensive experience guarantees premium installations and lasting results.

Our estimator conducts a thorough on-site inspection, including coring the roof to examine the layers beneath the surface. This inspection reveals the saturation levels and condition of the roofing materials, helping us determine whether a tear-off or re-roof is the best solution for your building’s needs.

In Michigan, we adhere to ASHRAE standards, which require a minimum R-value of R30 for non-residential buildings in our climate zone. This standard is achieved with two layers of 2.6″ polyiso insulation, providing optimal thermal performance and energy efficiency for your building.

No. The R30 requirement applies specifically to tear-offs. When re-roofing, adding additional insulation to meet the R30 standard is at the customer’s discretion, although it can enhance energy efficiency and overall building performance.

Yes. We are proud to be a union company. Our roofers are members of Local 149, and our sheet metal workers are members of Local 80. This affiliation ensures that our team is highly trained, skilled, and committed to delivering quality workmanship on every project.

A commercial roof should be inspected at least twice a year, ideally in the spring and fall. Regular inspections help identify and address potential issues before they become major problems, increasing the longevity and durability of the roof.

Duro-Last is considered one of the best materials for commercial flat roofs due to its exceptional durability and energy efficiency. Custom-fabricated to fit each roof precisely, Duro-Last minimizes seams, which reduces potential leak points and enhances overall performance. It offers superior protection against harsh weather conditions, including extreme temperatures, high winds, and heavy precipitation. The membrane comes in 40 mil, 50 mil, and 60 mil. You can also choose your desired color. We offer roofing materials in white, tan, or gray.

Signs that a commercial roof needs repair include visible damage such as cracks or blisters, water stains on ceilings, and increased energy bills. Regular maintenance and inspections can help catch these issues early.

Yes. Many commercial roof warranties, including those from Duro-Last, are transferable. If you sell your property, the warranty can be transferred to the new owner, providing them with the same protection and peace of mind offered to you.
